These Terms of Service ("Terms") govern your use of the PSF Insight website at psfinsight.com (the "Service") operated by PSF Insight ("we", "us", "our"). By using the Service, you agree to these Terms.
PSF Insight is a property market data analytics platform. We aggregate publicly available transaction data from the Urban Redevelopment Authority (URA) and Housing Development Board (HDB) of Singapore, and present it through charts, tables, and AI-generated summaries.
The Service is for informational and educational purposes only. Nothing on this website constitutes financial, investment, legal, or tax advice. All AI-generated analysis, market data, charts, and commentary are provided as general information and should not be relied upon as the basis for any financial or property decision.
Past performance of any property or market segment is not indicative of future results. Property values can go down as well as up. Always consult a qualified professional (financial adviser, property agent, lawyer, or tax consultant) before making any property purchase, sale, or investment decision.
We source data from public government databases (URA, HDB, data.gov.sg). While we make reasonable efforts to ensure accuracy, we do not guarantee that the data is complete, current, or error-free. Transaction data may have a lag of several weeks from the actual transaction date. AI-generated analysis may contain inaccuracies or misinterpretations.
You should independently verify any data or analysis before relying on it.
Some features require you to sign in with a Google account. You are responsible for maintaining the security of your account. You agree not to share your account access with others or use the Service for any unlawful purpose.
AI-powered features are subject to usage quotas based on your subscription tier:
Quotas reset monthly for paid plans. Unused quota does not carry over. We reserve the right to modify quota limits with reasonable notice.
Paid subscriptions are billed monthly through our payment processor. You may cancel your subscription at any time through the billing portal. Upon cancellation, you retain access until the end of your current billing period, after which your account reverts to the Free tier.
All prices are in Singapore Dollars (SGD) unless otherwise stated. We reserve the right to change pricing with 30 days notice to existing subscribers.
Refunds are handled on a case-by-case basis. Contact us if you believe you are entitled to a refund.

The Service, including its design, code, and AI analysis framework, is owned by PSF Insight. Transaction data sourced from URA and HDB is public data. You may use AI-generated analysis for your personal decision-making but may not commercially redistribute it.
To the maximum extent permitted by law, PSF Insight shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses resulting from:
You agree to indemnify and hold harmless PSF Insight from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.
We aim to keep the Service available at all times but do not guarantee uninterrupted access. We may modify, suspend, or discontinue any part of the Service at any time without notice.
These Terms are governed by the laws of the Republic of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.
We may update these Terms from time to time. Continued use of the Service after changes constitutes acceptance of the updated Terms.
