PSF Insight exists because most Singaporeans make their largest financial decision, buying a home, with less data than they have for a $50 dinner reservation. We aggregate every public residential transaction in Singapore, layer it with AI analysis, and make institutional-grade property intelligence accessible to everyday buyers and owners.

Our Mission

To democratise property market intelligence in Singapore. The data has always existed, but it lived in PDF reports, paid databases, and the heads of agents who had every incentive to share selectively. We surface the same data points that property funds and developers use, in a tool any homeowner can navigate in five minutes.

We report what the data shows, not what makes a project look good. If your property has lost value, we say so.

What We Do

PSF Insight provides three core capabilities for Singapore property buyers and owners:

P&L Calculator for Owners

Enter your purchase details and we estimate your property's current market value based on real comparable transactions in the same project. We flag whether you are above or below the project's recent PSF trend, show you how your district has performed, and provide AI-generated analysis grounded in supply pipeline, vintage profitability, and exit demand assessment.

AI Buyer Assessment

Tell us your budget and preferred bedroom count. Our AI runs an analysis across recent launches, district pipelines, rental yields, and infrastructure catalysts to help you evaluate where your money will work hardest. The recommendations are advisory, not promotional. We do not get paid by developers.

Project Comparison and Deep Dive

Stack any 2 or 3 projects side by side on PSF trends, bedroom mix, vintage returns, and pipeline pressure. Drill into individual projects for neighbourhood comparison, supply outlook, and developer sales history. The same depth that institutional investors use, in a free tool.

Our Editorial Approach

Articles on PSF Insight are written and edited by our team based on Singapore-specific data, regulatory rules, and observed market patterns. We do not accept paid placements, sponsored content, or developer-funded articles. Every article links to the underlying data sources where applicable, and we update them when policies change.

The Team

PSF Insight was founded by Ho Ka Chee, a strategy and growth operations leader with 9+ years scaling revenue and building data platforms at AWS, Uber, and Adyen. The product was built leveraging modern AI development tools, demonstrating how a small, data-fluent team can ship enterprise-grade analytics that previously required dedicated teams of engineers and analysts.

The platform combines deep familiarity with Singapore's property market regulations, decade of experience translating data into business decisions, and an obsession with making complex information legible to non-experts.
